Habitability

Landlords must comply with all building, housing, and health codes regardless of how old or a new the rental unit is. In California, landlords must at a minimum provide: effective water proofing, well maintained plumbing, well maintained gas facilities, water supply (hot and cold), proper electrical lighting, sanitary grounds, and well maintained floors, walls, roofs, and locks. Landlords are required to assure that habitability conditions exist and to make necessary repairs promptly.
